This premium quality development will serve as a gateway to the Braddock neighborhood and include an activated landscape program featuring redesigned pedestrian spaces connecting Metro commuters with the broader neighborhood.

The Braddock West team is currently finalizing development design and coordinating permits with the City of Alexandria.

    Good Morning and thank you for your interest in Braddock West.  

    City Staff is now reviewing the application for preparation for the Planning Commission hearing on December 1, 2020 and the City Council hearing on December 12, 2020.

  • Do you anticipate pressure from the City to increase the height of the building to accommodate more affordable housing?

    No.  We do not anticipate any concerns with the proposed height of the project.  The Braddock West team has worked with City Leadership and Staff to design the project in substantial conformance with the Braddock East Metro Plan and the Braddock Neighborhood Master Plan with the goal of achieving sufficient scale to act as a notable neighborhood gateway, but also blend in nicely with the future built environment once the adjacent WMATA and ARHA properties are redeveloped.

  • The intersection at Wythe and North West Streets frequently floods. Will you be increasing the elevation of the structure/seating area at the corner and along North West o prevent flooding of the businesses and residents?

    Flooding at this intersection is an issue that The Braddock West team and the City are aware of.   According to the Braddock Metro Neighborhood Plan (Link to BMNP), page 102, " The City has begun a study of the Braddock Road/West Street intersection to explore alternatives for correcting the flooding problem there. The study will provide the City with a better understanding of the solution and cost of any preferred alternative. The next phases consist of design work and bidding the project, followed by construction... New development [such as our Braddock West Project] will not aggravate the existing situation at this intersection, because all new development is prohibited from increasing storm water runoff from the site."  The Braddock West team is currently working with City Staff to understand their plans to alleviate the issue.

  • What's happening to the residents who live in those homes?

    Good Evening and thanks for your question!

    Of the 10 single-family structures that occupy the project site, 8 are currently operated as market-rate rental properties.  While any construction on the site is not likely to occur within the term of the current leases, the Braddock West Team is working with Alexandria City Staff to ensure that all appropriate measures are taken to facilitate a smooth transition for these residents as the project timeline progresses.
